(R1-2) SINGLE-FAMILY RESIDENTIAL ZONING DISTRICT – TWENTY THOUSAND (20,000) SQUARE FEET PER DWELLING UNIT

17.24.010 Purpose.
The principal purpose of this zoning district is to conserve and protect single-family residential development in areas that are suitable and appropriate, taking into consideration existing conditions, including present use of land, present lot sizes, future land use needs and the availability of public utilities, and community facilities and services. 17.24.020 Permitted uses.
Buildings or premises used for the following purposes:
A. Single-family dwellings excluding mobile homes and manufactured homes.
B. Parks, playgrounds, athletic courts, and community buildings.

17.24.030 Conditional uses.
Buildings or premises used for the following purposes provided a conditional use permit is obtained:
A. Churches.
B. Private schools.
C. Day care center or home facility.
D. Home occupations, subject to the requirements of Section 17.104.130.
E. Bed and breakfast.
F. Corrals or pastures for the keeping of horses, subject to the requirements of Section 17.104.110 (Equine regulations). (Ord. 20-428 § 1 (part): Ord. 15-393 § 1 (part): Ord. 01-193; Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.03))
17.24.040 Height regulations.
Building height shall not exceed thirty-five (35) feet in height from average grade to the highest point on the roof, unless otherwise provided in Section 17.104.050. (Ord. 20-428 § 1 (part): Ord. 15-393 § 1 (part): Ord. 07-293: Ord. 99-167, § 1: Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.04))
17.24.050 Setback regulations.
The required setbacks are as follows:
A. Front Yard.
1. There shall be a front yard having a depth of not less than twenty (20) feet.
2. Yards along each street side of corner lots shall have a width not less than equal to the depth of the required front yard.
B. Side Yard. There shall be a side yard on each side of a building having a width of not less than ten (10) feet.
C. Rear Yard. There shall be a rear yard having a depth of not less than twenty (20) feet. (Ord. 20-428 § 1 (part): Ord. 15-393 § 1 (part): Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.05))
17.24.060 Intensity of use regulations.
A. Lot Area. Each lot shall have a minimum lot area of twenty thousand (20,000) square feet.
B. Lot Width. Each lot shall have a minimum width of one hundred (100) feet.
C. Maximum of one (1) dwelling unit per lot.
D. Lot Coverage. The maximum lot coverage shall be thirty (30%) percent of the lot area.
E. Distance Between Buildings. The minimum distance between accessory buildings on the same lot shall be ten (10) feet. (Ord. 20-428 § 1 (part): Ord. 15-393 § 1 (part): Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.06))
