(OS) OPEN SPACE/PARK ZONING DISTRICT

17.76.010 Purpose.
The principal purpose of this zoning district is to preserve, conserve and protect the native and manmade open space and recreation areas throughout the Town. It is intended that this district will provide open space for a variety of uses such as conservation of natural amenities, aesthetics, hiking, wildlife habitat, equestrian riding areas, and park and recreation facilities among other similar uses. The open space/park zoning district shall be applied only to land dedicated to or owned by the state, County, Town, Forest Service, or to private property, upon consent of its owner. This shall apply to a single lot or larger. (Ord. 15-393 § 1 (part))
17.76.020 Uses permitted.
Uses shall include the following:
A. Open space uses, which include the retention of land in its natural state or the provision of such uses which are compatible with the natural state and the natural environment, including but not limited to walking and hiking trails, nature trails and rehabilitating land to its natural state.
B. Facilities, structures and uses that are designed for park, outdoor recreation, educational and sport activities, including caretaker’s dwelling, subject to securing a conditional use permit.
C. Waterfront uses, which include, but are not limited to, walking and hiking trails, boat ramps and pedestrian bridges.
D. Public and private forest and wildlife reservations.
E. Parking areas.
F. Communication towers on governmental property for governmental uses, public safety and emergency services. Any commercial use added to an established tower may be permitted. (Ord. 22-444 § 1; Ord. 15-393 § 1 (part): Ord. 13-371 § 1)
17.76.030 Site plan approval required.
Site plan review, in accordance with Chapter 17.84, and design review are required for any proposed facilities, structures, including utility, and uses that are designed for park, recreation, and sport activities. (Ord. 15-393 § 1 (part))
17.76.040 Special provisions.
All uses shall be subject to the general provisions as prescribed in Chapter 17.104, except as herein modified, including but not limited to the following:
A. Signs: as determined appropriate by Commission action.
B. It is recommended that parking areas be provided close to recreation facilities and access be provided via walking trails. (Ord. 15-393 § 1 (part))
