OS-1 OPEN SPACE OVERLAY ZONE

22.31.100 Purpose.

The OS-1 zone is an overlay zone which is applicable to only the OS zone and allows the storage of recreation vehicles as a conditional use. Whenever it is placed on the official zoning map the designation OS-1 shall be indicated. All of the regulations and development standards for the OS zone contained in Chapter 22.30 of this code shall apply in addition to the regulations and development standards of the OS-1 zone. The conditionally permitted uses in the OS-1 zone shall be permitted in addition to the uses otherwise allowed in the CS zone. (Ord. 730 § 1 (part), 1994)

22.31.200 Location.

The OS-1 zone is designed to allow the storage of recreation vehicles in open space areas such as utility easements. If is not intended to be applied to open space uses such as parks, school facilities and grounds, community areas and other public uses. The OS-1 zone shall only be applied if the storage of recreation vehicles will not cause significant adverse impacts to the health, safety, welfare and aesthetics of the community. 22.31.300 Conditional uses.

Recreation vehicle storage may be permitted subject to a conditional use permit. In addition to the requirements set forth in Section 23.10.210 of this code, the following criteria shall be satisfied:

(1) The parcel shall be at least two hundred feet from a residential zone, park or school.

(2) Ingress and egress can be arranged without creating a traffic hazard or adverse impacts to adjacent uses. (Ord. 730 § 1 (part), 1994)

22.31.400 Site development standards.

The following development standards shall apply:

(1) The setback adjacent to a street shall be twenty-five feet and the entire setback shall be fully landscaped.

(2) Lighting fixtures shall not exceed twenty feet in height.

(3) Screening shall be required if adjacent uses and public rights-of-way are adversely impacted.

(4) Maintenance, repair or washing of vehicles and equipment shall be prohibited.

(5) Structures, including racks, for the purpose of equipment storage shall be prohibited. (Ord. 730 § 1 (part), 1994)
