COMBINING FLOODPLAIN
DISTRICT – F-2

17.30.010 Purpose.
The F-2 zone is intended to allow projects, activities and facilities deemed necessary for the maintenance of the public health, safety and welfare, plus such other public purposes consistent with the general plan. (Ord. 186, 2003)
17.30.020 General plan consistency.
This zone district is consistent with the district with which it is combined. (Ord. 186, 2003)
17.30.030 Density/intensity.
All uses in the district with which the F-2 district is combined; provided, that if the regulations of this section impose different regulations, then regulations of this district shall control. (Ord. 186, 2003)
17.30.040 Site development standards.
The bottom of the structural floor of any building will be above the selected flood profile at an elevation determined by the city engineer, or his designate; any structure of building constructed or reconstructed shall be provided with footings and foundations capable of withstanding the effects of rising or flowing water. In addition, all the standards of the district with which the F-2 district is combined shall apply. (Ord. 186, 2003)
17.30.050 Permitted uses.
Because of the potential for flooding, there are no permitted uses in this zone district. All uses must be reviewed and approved as a conditional use. (Ord. 186, 2003)
17.30.060 Accessory uses.
All uses in the district with which the F-1 district is combined; provided, that if the regulations of this section impose different regulations, then regulations of this district shall control. (Ord. 186, 2003)
17.30.070 Conditional uses.
All uses in the district shall be subject to the following:
A. Any use established in the underlying zone district. (Ord. 186, 2003)
