20.04.010 Affordable Housing Project:

A proposed residential project with twenty percent (20%) of its units/lots affordable to low income households or ten percent (10%) of its units/lots affordable to very low income households as determined without counting bonus units. (Ord. 398 §1, 1997).

20.04.020 Bonus unit:

Residential lots or units above the otherwise maximum allowable residential density set forth in the Land Use Element of the City of Greenfield General Plan and the City zoning regulations. (Ord. 398 §1, 1997).

20.04.030 Densitv Bonus:

As defined in Government Code section 65915. (Ord. 398 §1, 1997).

20.04.040 Incentive:

Regulatory and/or financial concessions, grants, refunds, waivers which reduce or avoid project costs. (Ord. 398 §1, 1997).

20.04.050 Qualifying Project:

A residential development project consisting of five (5) or more lots (for subdivision projects) or units (for nonsubdivision projects), in which at least twenty percent (20%) of the total units are affordable to low income households, or, at least ten percent (10%) of the total units are affordable to very low income households, or, at least fifty percent (50%) of the total units are senior housing pursuant to Civil Code section 51.2. The "total units" does not include any bonus units requested under this Title. (Ord. 398 §1, 1997).

20.04.060 Restricted Unit:

A residential lot (for subdivision projects) or unit (for nonsubdivision projects) which is affordable to very low or low income households as defined in the Housing Element of the City’s General Plan and approved pursuant to this Title. (Ord. 398 §1, 1997).
