9-38.010 Purpose and intent.

The purpose of this zone is to create a pleasing environment within and adjacent to roadways and public property within the community and promote a unity of design that is functional and provides aesthetic value to the community. (Ord. 98-8 § 2 (part): prior code § 9-23.010)

9-38.020 Permitted uses.

Table 9-38.020 contains a listing of permitted uses and accessory uses within the district. Uses in the table are permitted subject to the permit criteria referenced. Any use not included shall be considered prohibited.

9-38.030 Landscape corridor identification.

Landscape corridors include slopes and landscaped areas adjacent to streets, abutting parks and trails, public utility easements, transportation corridor easements and transit corridor easements. (Ord. 98-8 § 2 (part): prior code § 9-23.030)

9-38.040 Landscape standards.

The landscape materials, form, furniture, and the placement of these items impact the functionality, maintenance and aesthetics of landscape corridors. Chapter 9-46 of this title provides design guidelines applicable to landscape corridor areas, and are applicable to public and private areas zoned OS-3. (Ord. 98-8 § 2 (part): prior code § 9-23.040)

9-38.050 Community gateway program.

Portions of the OS-3 zone involve the community gateway program as referenced in the general plan. Design criteria established for these areas shall be considered in the development of corridor plans. (Ord. 98-8 § 2 (part): prior code § 9-23.050)

9-38.060 Applicable areas.

The standards and regulations contained in this section shall apply to all areas designated as OS-3 on the city zoning map. (Ord. 98-8 § 2 (part): prior code § 9-23.060)

9-38.070 Standards.

The City Engineer, Community Development Director and Director of Parks and Recreation shall administer the standards which are adopted under a specific corridor plan or site development plan. Specific corridor plans are authorized by the general plan. Some corridors may include facilities such as physical fitness stations in their design provided the corridor is of sufficient width to do so without sacrificing the aesthetic purpose of the corridor.
