TENTATIVE MAP:

24-5.1 Conference With Planning Commission Recommended:

After noting the requirements for filing the tentative map as specified in this section, it is desirable that the subdivider should confer with the staff of the planning commission before preparing the tentative map of the proposed subdivision. (Code 1972 §29-14)

24-5.2 Form; Filing; Distribution:

Each proposed subdivision shall be submitted in map form. A tentative map shall be prepared in accordance with the subdivision map act and the provisions of this chapter, and shall be filed with the city engineer not less than ten (10) days before the date of the planning commission meeting at which it is to be considered. The filing should be prior to the completion of final surveys of streets and lots and shall be filed before the start of any grading or construction work within the proposed subdivision. Five (5) copies of the map shall be filed. When the required copies of a tentative map are filed, the City Engineer shall immediately forward one (1) copy to each of the following:

a. The City Council.

b. The California Real Estate Commission.

Three (3) copies shall be forwarded to the City Planning Commission. (Code 1972 §29-15)

24-5.3 Size and Scale.

The size of each tentative neap required by this section shall be eighteen (18") inches by twenty-six (26") inches; the scale shall be not less than two hundred (200') feet to the inch. (Code 1972 §29-16)

24-5.4 Contents.

Each tentative map submitted pursuant to this section shall contain the following information:

a. The tract number of the subdivision.

b. The name and address of the owner of property proposed to be subdivided and of the subdivider.

c. The name of the registered civil engineer, licensed surveyor, landscape architect or other person who prepared the map.

d. The approximate acreage.

e. A north point.

f. The scale.

g. The date.

h. The boundary line.

i. The location and width of all streets within the boundaries of the proposed subdivision.

j. The proposed names of all streets within the boundaries of the proposed subdivision.

k. The name, location and width of adjacent streets.

l. The width and location of alleys.

m. The lot lines and approximate dimensions.

n. The width and location of all existing or proposed public or private easements.

o. The classification of lots as to desired residential, commercial, industrial or other uses.

p. The location of existing and proposed public utilities.

q. The elevation of sewers at the proposed connections.

r. Railroads.

s. The approximate radii of curves.

t. Such other data as the City Engineer may from time to time reasonably require. (Code 1972 §29-17)

24-5.5. Additional Data to Accompany Tentative Map.

The tentative map submitted pursuant to this section shall be accompanied by reports and written statements from the subdivider giving essential information regarding the following matters:

a. The source of the water supply.

b. The type of street improvement and utilities which the subdivider proposes to install.

c. The proposed method of sewage disposal.

d. The proposed storm sewer or other means of drainage, including the grade and size.

e. The protection covenants to be recorded, if any.

f. The proposed tree planting, if any.

g. Such other reports and written statements as the City Engineer may from time to time require.

24-5.6 Action on Tentative Map.

a. Report of City Engineer. Within ten (10) days after the City Engineer has received a copy of the tentative map filed pursuant to this section, he shall make a report in writing to the Planning Commission as to any recommendations in connection with the tentative map and its bearing on particular functions. Failure to so report shall be deemed as approval.

b. Approval or Disapproval. Within fifty (50) days after a tentative map has been filed with the Planning Commission, the Planning Commission shall report in writing to the subdivider and to the Council the approval, conditional approval or disapproval of the map, and the conditions on which such action is based. On the official filed copy of the tentative map, or attached thereto, a statement shall be made covering such action.

c. Memorandum of Action. As soon as the Planning Commission has approved, conditionally approved or disapproved the tentative map, a memorandum of the action taken thereon by the Planning Commission shall be sent to the Real Estate Commissioner of the State, one (1) copy of which shall be forwarded to the Council and one (1) copy returned to the City Engineer.
