14.12.010 How to use this title.

A. The director of building and zoning shall be responsible for fulfilling all of the duties listed in RMC 14.16.010.

B. To fulfill those duties, the director of building and zoning should first use the criteria listed in RMC 14.20.010, Base flood elevation, to determine whether the development site is located within a floodplain.

C. Once it has been determined that a site is located within a floodplain, the director of building and zoning must determine whether the development site is within a flood fringe, a designated floodway, or within a SFHA or floodplain for which no floodway has been identified.

1. If the site is within a flood fringe, the director of building and zoning shall require that the minimum requirements of Chapter 14.24 RMC be met.

2. If the site is within a floodway, the director of building and zoning shall require that the minimum requirements of Chapter 14.28 RMC be met.

3. If the site is located within a SFHA or floodplain for which no detailed study has been completed and approved, the director of building and zoning shall require that the minimum requirements of Chapter 14.32 RMC be met.

D. In addition, the general requirements of Chapter 14.36 RMC shall be met for all developments meeting the requirements of Chapter 14.24, 14.28 or 14.32 RMC.

E. The director of building and zoning shall assure that all subdivision proposals shall meet the requirements of RMC 14.40.010.

F. If a variance is to be granted for a proposal, the director of building and zoning shall review the requirements of RMC 14.44.010 to make sure they are met. In addition, the director of building and zoning shall complete all notification requirements.

G. In order to assure that property owners obtain permits as required in this title, the director of building and zoning may take any and all actions as outlined in Chapter 14.52 RMC. (Ord. 2008-22 § 15.400, 2008)
