40.200.050 Exceptions to Lot Size Standards
A. Utilities, structures and uses including, but not limited to, utility substations, pump stations, wells, watershed intake facilities, and gas and water transmission lines may be permitted on newly approved lots of less than the minimum parcel area.

B. Existing Lots of Record.
If, as of June 11, 1980, a lot of record was lawfully occupied by two (2) or more single-family residences, such lot may be granted short plat approval under Chapter 40.540 in order to permit the segregated sale of such residences, even though some or all of the resulting new lots will have dimensions less than required for the zoning district in which the property is located; provided, however, that the degree of density nonconformity shall not be increased. All lots shall have a minimum of twenty (20) feet of access to a public or private street.
