RESIDENTIAL 2B ZONE

18.24.010 Intent.
The R-2B zone is intended primarily to comprise single-family residential areas with conditional use options for the development of essential complementary services and institutions. (Ord. 583 § 19, 1990; Ord. 394 § 2.16.02, 1981)
18.24.020 Permitted uses.
In the R-2B zone, the following uses shall be permitted:
A. Single-family dwellings including new manufactured homes that are also designated manufactured homes, and modular homes (mobile homes are not permitted);
B. Noncommercial gardens and orchards;
C. Accessory uses;
D. Public utilities;
E. Any single-family dwelling licensed by the state of Washington for the long-term care of six or less elderly persons. (Ord. 974 § 1, 2018: Ord. 722 § 79, 1998; Ord. 605 pp.5, 6, 1991; Ord. 583 § 20, 1990; Ord. 394 § 2.16.04, 1981)
18.24.030 Conditional uses.
The following conditional uses may be permitted within the R-2B zone through the granting of a conditional use permit:
A. Houses of religious worship including, but not limited to, churches, mosques, synagogues, temples, convents, and related uses;
B. Schools of either a public or private nature;
C. Public uses;
D. Hospitals and nursing homes;

18.24.040 Building site area.
Every building hereafter constructed or structurally altered in an R-2B zone shall have a lot area of not less than 10,000 square feet with a minimum frontage of 60 feet on a public street or highway. Sixty percent of the area of each site in an R-2B zone must be maintained as open space free from buildings or structures.
Any owner of a lot, tract, or parcel of less than 10,000 square feet in size and equal to or greater than 6,000 square feet who acquired his or her interest prior to the effective date of the ordinance codified in this chapter may be granted a building permit to construct or alter existing structures; provided, that the total area of the buildings or structures on the lot, parcel, or tract do not occupy more than 40 percent of the total area of the lot, parcel, or tract. 18.24.050 Yards.
A. Front Yard. There shall be a front yard minimum depth of 25 feet.
B. Rear Yard. On lots of normal size, providing 7,000 square feet or more, there shall be a rear yard minimum depth of 10 feet.
C. Side Yard Abutting Interior Lot Lines. There shall be a side yard of not less than five feet in width on either interior side lot line and a side yard of not less than 10 feet in width on the opposite interior side lot line; provided, however, that on a lot having a width of less than 50 feet, there shall be a side yard on each interior side lot line of not less than five feet in width. Lots having access on a dedicated and improved alley contiguous with the rear lot line may provide a minimum side yard of five feet in width on each side of the lot.
D. Interior Side Yard of Corner Lots. The interior side yard of a corner lot shall be not less than five feet in width. (Ord. 394 § 2.16.10, 1981)
18.24.060 Height limit.
No building shall exceed a height of 35 feet. (Ord. 394 § 2.16.12, 1981)
18.24.070 Off-street parking.
Two covered and enclosed off-street parking spaces per residence shall be provided. All parking areas and driveway approaches which lead onto a street shall be paved. Parking for other uses shall be governed by Chapter 18.74 DPMC. (Ord. 722 § 81, 1998; Ord. 394 § 2.16.14, 1981)
18.24.080 Signs.
