ESTABLISHMENT OF ZONES

17.12.010 List of zones.
A. The incorporated territory of the city is divided into the following land use districts:
1. R-L residential low density district: R-L;
2. R-M residential medium density district: R-M;
3. R-H residential high density/office district: R-H;
4. CBD central business district: CBD;
5. G-C general commercial district: G-C;
6. NC neighborhood commercial: NC;
7. C-L light commercial: C-L;
8. WMU waterfront mixed use: WMU;
9. MU mixed use: MU;
10. P public district: P;
11. FH flood hazard zoning district: FH.
B. These use districts of the city are established and designated by a legend on the official zoning map of the city. The regulations listed in this title for each district shall be the minimum requirements.
C. For purposes of this title, the term “residential district” shall include only: R-L, R-M and R-H districts. (Ord. 15-09 § 6, 2015; Ord. 07-05 § 3, 2007; Ord. 01-03 § 1, 2001; Ord. 91-5 § 2, 1991)
17.12.020 Boundaries of districts.
Where uncertainty exists as to any of the zone boundaries as shown on the zoning map the following rules shall apply:
A. Where such boundaries are indicated as approximately following the centerline of roads, streets, highways, alleys, railroads or rivers, the centerlines shall be construed to be such boundaries.
B. Where such boundaries are indicated as approximately following lot lines, the lot lines shall be construed to be such boundaries.
C. In unsubdivided land where a zone boundary divides an ownership, the location of the boundary, unless it is indicated by the dimensions shown on the map, shall be determined by the scale of measurement. (Ord. 07-05 § 3, 2007; Ord. 91-5 § 2, 1991)
