17.40.010 Purpose.
The CBD district provides a downtown business center for the city including establishments serving businesses and individuals with a wide variety of services such as marketing, financial needs, retail businesses, personal and professional services, and other commercial activities serving the community and region. The area is intended to be transit and pedestrian-oriented with emphasis on landscaping and open spaces. (Ord. 07-05 § 6, 2007; Ord. 01-03 § 1, 2001)
17.40.020 Permitted uses.

17.40.030 Accessory uses.

17.40.040 Prohibited uses.
All uses not listed above as permitted uses, accessory uses, or conditional uses shall be prohibited uses. Upon application to the hearing examiner, the hearing examiner may rule that a use not specifically named in the permitted uses of a district shall be included among the allowed uses if the use is of the same general type and is similar to the permitted uses; however, this section does not authorize the inclusion of a use in a district where it is not listed when the use is specifically listed in another district. 17.40.050 Dimensional standards.
The following are dimensional standards in the CBD district:
A. Minimum lot area: no minimum required;
B. Minimum width of lot at building line: no minimum required;
C. Minimum lot depth: 80 feet;
D. Maximum building height: 65 feet;
E. Maximum land coverage: 65 percent for all buildings;
F. Minimum Setback Distances.
1. Front yard: zero feet or half the distance from centerline of the street as defined on the city’s arterial plan, whichever is the greater;
2. Rear yard: zero feet, unless the property is contiguous to a residential district in which case the setback shall be 20 feet;
3. Side yard: zero feet, unless the property is contiguous to a residential district in which case the setback shall be 15 feet;
4. Twenty feet for rear yard when adjacent to a residential district and 15 feet for side yard when adjacent to a residential district;
G. Fencing – Setback Requirements. Where a fence, required by the provisions of this chapter, abuts a public street, there shall be five feet of landscaping between the fence and the city right-of-way or sidewalk. (Ord. 08-09 § 3 Exh. A-1(5), 2008; Ord. 07-05 § 6, 2007; Ord. 01-03 § 1, 2001)
17.40.060 Off-street parking requirements.
Off-street parking space shall be required for uses permitted in the CBD district in accordance with the provisions set forth in Chapter 17.72 EWMC, including all future amendments. (Ord. 07-05 § 6, 2007; Ord. 01-03 § 1, 2001)
17.40.070 Landscaping.
Landscaping shall be required pursuant to the terms of Chapter 17.72 EWMC, including all future amendments. (Ord. 07-05 § 6, 2007; Ord. 01-03 § 1, 2001)
17.40.080 Signs.
Signs shall comply with the requirements of Chapters 15.24 and 17.74 EWMC, including all future amendments. (Ord. 07-05 § 6, 2007; Ord. 01-03 § 1, 2001)
17.40.090 Site plan review.

17.40.100 Design standards and guidelines.
Development within this district shall comply with the applicable sections of the Greater Wenatchee Urban Area Design Standards and Guidelines which are adopted by this reference as if fully set forth herein, including all future amendments. (Ord. 07-05 § 6, 2007)
