14.01.010 Intent.

The purpose of this title is to describe the elements of the review and approval processes that apply to land development in the City of Ferndale in a manner that is clear, thorough and understandable. It is further intended to comply with state guidelines and requirements for consolidating and expediting development review procedures and integrating environmental review of land use development plans. In particular, this title identifies the decision-makers responsible for administration of the development review process; provides information regarding application preparation, submittal, and completeness; explains the various types of application review and approval processes; and provides for public notice and citizen appeals of City decisions. 14.01.020 Applicability.

This title applies to all applications for development or other City permits and approvals contained in FMC Titles 15 through 18, or other development-related permits or approvals that may be included in other titles of this code, including, but not limited to, FMC Titles 8, 10, 12, and 13. 14.01.030 Comprehensive Plan adopted by reference.

The City of Ferndale Comprehensive Plan, most recently adopted edition, is adopted by reference as if set forth in full in the ordinance codified in this title, together with past and future amendments and additions thereto. (Ord. 1396 § 2, 2006)

14.01.040 One-time extension due to economic hardship.

The Zoning Administrator, Public Works Director, or their designees shall be authorized to consider one-time extensions to the development applications which are described by this chapter, pursuant to the one-time economic hardship extension of vested status policy which is hereby adopted by reference. Said policy shall expire on May 17, 2010, unless renewed by City Council action. (Ord. 1587 § 1, 2010)
