SINGLE-FAMILY TRACT ZONE (MPR-SFT)

17.15.010 Purpose.
This zone recognizes, maintains and promotes larger, single-family residential tracts within the MPR. [Ord. 8-99 § 3.201]
17.15.020 Permitted uses.
The following uses are permitted within the MPR-SFT zone:
(1) Single-family detached dwelling units;
(2) Accessory uses and structures, such as garages, carports, storage buildings and similar structures supporting the residential environment, when clearly subordinate and supplemental to a permitted use;
(3) Accessory buildings, such as barns, stables and similar structures, when clearly subordinate and supplemental to a permitted use;
(4) Home-based business;
(5) Trails, parks, open space and playgrounds approved through a platting or development review process. [Ord. 8-99 § 3.202]
17.15.030 Conditional uses.
The following uses are permitted conditionally within the MPR-SFT zone:
(1) Trails, parks, open space and playgrounds if not part of a platting or development review process;
(2) Above-ground electrical substations, sewage pump stations and treatment plants, and potable water storage tanks or facilities. [Ord. 8-99 § 3.203]
17.15.040 Height restrictions.
No building or structure shall be erected, enlarged or structurally modified to exceed 35 feet in height. [Ord. 8-99 § 3.204]
17.15.050 Bulk and dimensional requirements.
Bulk and dimensional requirements shall be as provided in Table MPR-SFT. [Ord. 8-99 § 3.205]
17.15.060 Accessory dwelling units prohibited.
Accessory dwelling units shall not be allowed in the MPR-SFT zone. [Ord. 8-99 § 3.206]
