17.17.010 Purpose.
The purpose of this district is to implement the office land use designation established within the SR 527 subarea plan. The OP district is intended to provide for transit- and pedestrian-oriented office development with a wide variety of building types and sizes. Developments in the OP district can range from small medical clinics and office buildings to larger corporate headquarters or multi-tenant office buildings. (Ord. 2005-609 § 2)
17.17.020 Principal uses.
Principal uses are:
A. Offices, including but not limited to government, research and development, business, personal, and professional services;
B. Medical and dental clinics;
C. Parking structures as an accessory to a principal use;
D. Transit facilities/stops;
E. Manufacturing/wholesale sales;
F. Retail sales and services, restaurants, cafes, delicatessens, and other eating establishments primarily intended to serve the principal OP zone uses, employees and surrounding residential neighborhoods. Such uses shall occupy no more than 15 percent of the constructed floor area of individual buildings or complexes;
G. For projects that front on the collector street, neighborhood-scale commercial and/or office uses (consistent with the commercial uses permitted in MCMC 17.18.010) are permitted. The neighborhood-scale commercial and/or office uses are not subject to the 15 percent limitation and shall be located on the ground floor, front on the collector, and shall be located no less than 300 feet from SR 527 and/or Dumas Road;
H. Health clubs; and
I. Accessory buildings. (Ord. 2005-609 § 2)
17.17.030 Conditional uses.
Conditional uses permitted in this zoning district shall be processed in accordance with Chapter 17.28 MCMC. Conditional uses are:
A. Day care centers;
B. Public facilities/utilities;
C. Accessory satellite signal transmitting and receiving antennas over four feet in diameter external to or attached to the exterior of any building;
D. Schools; and

17.17.040 Review requirements.
All development in the OP district shall be processed through the binding site plan process as a planned area development pursuant to Chapter 16.12 MCMC. (Ord. 2005-609 § 2)
17.17.050 Maximum lot coverage.
The maximum lot coverage shall be:
A. Forty percent; or
B. Seventy percent if a development incorporates retail uses on the first floor permitted pursuant to MCMC 17.17.020 and/or utilizes structured parking. (Ord. 2005-609 § 2)
17.17.060 Maximum height.
Maximum height shall be 60 feet. (Ord. 2005-609 § 2)
17.17.070 Minimum/maximum street setbacks.
Minimum/maximum street setbacks shall be:
A. Street Setback: Minimum 15 feet from right-of-way or sidewalk (whichever is greater), or roadway buffer/cutting preserve, if applicable (no maximum). Exception: Zero feet minimum and 10 feet maximum setback is required for any portion of a development that includes commercial and/or office uses on the ground floor, permitted pursuant to MCMC 17.17.020 or 17.17.030.
B. Side yard: Total of 20 feet, no side less than five feet.
C. Rear yard: 20 feet. (Ord. 2005-609 § 2)
17.17.075 Streetscape and roadway buffer/cutting preserves.
Streetscape design and roadway buffer/cutting preserve tracts adjacent to arterial and collector streets shall be provided in accordance with the comprehensive plan, streetscape element. Roadway buffer/cutting preserves to be provided range from 35 feet from the edge of the right-of-way for nonresidential uses to 50 feet for residential uses adjacent to arterial streets. 17.17.080 Project design.
Developments within this zone district shall be designed in conformance with the design principles and standards set out in Chapter 17.34 MCMC, Design Review, and the design guidelines/principles established within the adopted SR 527 subarea plan. (Ord. 2005-609 § 2)
17.17.090 Open space and recreation facilities.
Open space and recreation facility requirements are located in Chapters 16.12 and 17.22 MCMC. (Ord. 2006-633 § 2)
