17.48.010 - Compliance with standards required
The public use and interest shall be deemed to require compliance with the standards of this chapter as a minimum, unless a variance is specifically approved by the hearing examiner and/or the council during the preliminary plat, short plat or large lot plat approval process.

17.48.020 - Streets
A. Access to Streets. All developments shall be served by an opened, constructed and maintained street to which the street system within the development must connect.
B. Street Standards. All streets shall be designed and constructed in conformance with the adopted "Development Standards for the City of Olympia" in effect as of the date of filing and be approved by the Public Works Department.
C. Sidewalk Standards. Sidewalks and/or walkways shall be provided in accordance with the adopted "Development Standards for the City of Olympia" in effect as of the date of filing and be approved by the Public Works Department.
D. Street Signs. Street signs shall be specified by the Public Works Department.
E. Landscaping Within Street Rights-of-Way. A developer proposing landscaped areas within city rights-of-way shall submit a landscape design plat to the Public Works Department for approval. Further, the landscape design plan shall also be reviewed by the Fire Department to insure that fire apparatus access is not impeded by planned landscaping within city rights-of-way. If approved, the final plat or plan for such development shall contain a covenant that such areas shall be maintained by the developer and his successor and may be reduced or eliminated if deemed necessary for or detrimental to city street purposes and/or fire apparatus access.
F. Street Lighting. Street lighting shall be provided in accordance with the adopted "Development Standards for the City of Olympia."

17.48.030 - Storm drainage
The subdivider shall provide for the disposal of surface drainage through a storm drainage system approved by the department of public works. The storm drainage system shall comply with requirements of the latest edition of the Drainage Design and Erosion Control Manual for Olympia.

17.48.040 - Trees
No trees shall be removed in the development of the subdivision except as provided in an approved tree protection and replacement plan. All trees on individual building lots shall be retained until such time as plans are submitted for a building permit and approved as to specific location of building pads, drives and other aspects of land development. An exception to this regulation can be made if the applicant submits and the city approves a tree protection and replacement plan pursuant to Chapter 16.60 of this code.
