19.35.010 Recording—Final approval required.
No map, plat, replat or plan of a subdivision subject to the projections of this title, nor any boundary line adjustment or lot consolidation, shall be recorded or received for recording in any public office unless or until that map, plat, replat or plan shall bear the certified final approval of the city of Shelton. 19.35.020 Unlawful representations.
It is unlawful for any person, firm or corporation owning a plat or subdivision within the city to represent that any improvement upon any of the streets, alleys, or other public ways of the plat or subdivision has been constructed according to the plans and specifications approved by the city engineer or has been supervised or inspected by the city engineer when such improvement has not been so constructed, supervised or inspected. 19.35.030 Transfer or sale without final plat—Action to restrain or enjoin.
Whenever any parcel of land is divided into two or more lots, tracts, or parcels of land and any person, firm or corporation or any agent of any of them sells or transfers, or offers or advertises for sale or transfer, any such lot, tract, or parcel without having a final plat of such subdivision filed for record, the city attorney shall commence an action to restrain and enjoin further subdivisions or sales, or transfers, or offers of sale or transfers and compel compliance with all provisions of this title. The costs of such action shall be taxed against the person, firm, corporation, or agent selling or transferring the property. 19.35.040 Violation—Permit nonissuance—Purchaser or transferee compliance required.
No building permit, septic tank permit, or other developmental permit shall be issued for any lot, tract, or parcel of land subdivided in violation of this title unless the provisions of Chapter 19.10 have been followed. 19.35.050 Violation of this title—Penalty.
