17.05.040 Hazardous waste treatment and storage – Conditions.
17.05.010 Title.
This title and amendments thereto shall be known and may be cited as “the city of Tonasket comprehensive zoning title.” (Ord. 778 § 2 (Exh. A), 2017).
17.05.020 General purposes.
The general purposes of this title are to:
A. Promote the public health, safety, morals, and general welfare;
B. Assist in the implementation of the comprehensive plan for the city;
C. Comply with the provisions and objectives of Chapter 44, Laws of Washington, 1935, as amended;
D. Comply with the applicable provisions and objectives of Chapter 36.70A RCW. (Ord. 778 § 2 (Exh. A), 2017).
17.05.030 Specific purpose.
In accordance with the provisions and objectives of Chapter 44, Laws of Washington, 1935, as amended, the specific purpose of this title is to classify all territory within the corporate limits of the city into the following districts:
A. Residential Low Density District (R-1). The residential low density zoning district is intended to be applied in areas which are suitable and desirable for residential use including single-family dwellings, two-family dwellings, and low density multifamily dwellings.
B. Residential Medium Density District (R-2). The medium density zoning district is intended to be applied in areas which are suitable and desirable for residential use including single-family dwellings, two-family dwellings, and multifamily dwellings.
C. Downtown Commercial District (C-1). The downtown commercial zoning district is intended to be applied to the central business area of the city which is suitable for retail sales and services and which should be developed in a compact and convenient manner.
D. General Commercial District (C-2). The general commercial zoning district is intended to be applied in areas which are suitable and desirable for commercial development including retail and wholesale sales and services.
E. Industrial District (M-1). The industrial zoning district is intended to be applied in areas suitable and desirable for manufacturing, fabricating, processing, packing, wholesaling, warehousing, or storage.
F. Residential Rural Low Density District (R-R). The residential rural low density zoning district is intended to be applied to newly annexed areas which are characterized by larger parcels, rural types of land uses which are suitable for single-family dwellings, two-family dwellings, noncommercial agriculture and limited commercial activities.
G. Mixed Use Commercial, Industrial, Residential District (MU). The mixed use zoning district is intended to be applied in areas with larger undeveloped and/or underdeveloped parcels with good access to the street network and city infrastructure which are suitable for a wide range of potential land uses.
H. Airport Industrial (AI). The airport industrial zoning district is intended to be applied to the city-owned property surrounding and containing the Tonasket Municipal Airport.
I. Public Use (PU). The public use zoning district is intended to be applied to most publicly owned lands presently being utilized for public purposes or are planned for public uses in the future. Examples include city park lands, Tonasket School District property and the North Valley Hospital Complex. (Ord. 778 § 2 (Exh. A), 2017).
17.05.040 Hazardous waste treatment and storage – Conditions.
Hazardous waste treatment and storage facilities shall be subject to the following conditions:
A. Applicant must provide state identifying number if required by Chapter 70.105 RCW or Chapter 173-303 WAC; and
B. Applicant must submit a detailed site plan noting location of planned hazardous waste treatment and storage facility; and
C. Applicant must provide written description of method of treatment and storage; and
D. Applicant must provide written confirmation that the proposal complies with all applicable state and federal regulations regarding the storage and treatment of hazardous waste. (Ord. 778 § 2 (Exh. A), 2017).
