M-3 TRANSITIONAL MULTIPLE RESIDENCE DISTRICT

17.49.010 Purpose and permitted uses.
A. Purpose. The purpose of this district is to provide additional multi-dwelling options in areas identified by the City’s Comprehensive Plan, prior plans, or ordinances that may have been previously platted and developed for residential or other land uses and are in need of redevelopment, but not exclusively.
B. Permitted Uses. Residential use, in any configuration of dwelling units, such as attached, detached, or multiple units in a building, is permitted, as well as the following accessory uses: clubhouse, tennis court, indoor or outdoor pool, athletic facility, playground, street yard accessory structures, maintenance building, and home occupations. 17.49.020 Building and parking locations.
A. Setback.
1. Twenty-five feet minimum for buildings;
2. Ten feet minimum for parking;
3. Five feet minimum for street yard accessory structures.
B. Offset.
1. Twenty feet minimum for principal buildings and zero feet for accessory structures;
2. Zero feet minimum for parking;
C. Between Buildings.
1. Setback between buildings that are across private drives or streets shall be 60 feet; if on a private drive, 30 feet from the centerline;
2. Offset between buildings shall be 40 feet. (Ord. 2875-24 § 3, 2024; Ord. 2796-22 § 1)
17.49.030 Height regulations.
A. Principal building: 55 feet maximum.
B. Accessory buildings: 30 feet maximum. Accessory structures located in the setback are limited to 24 feet maximum. (Ord. 2796-22 § 1)
17.49.040 Area regulations.
A. Floor Area.
1. Minimum required: see Chapter 17.116.
2. Maximum FAR permitted: 45%.
B. Lot Size.
1. Minimum area: 20,000 square feet.
2. Minimum average width: 120 linear feet.
C. Lot Coverage and Landscape Surface Ratio (LSR).
1. Maximum lot coverage: 45% all buildings and impervious surfaces.
2. Minimum LSR: 55%.
D. Open space: 2,100 square feet required per dwelling unit. (Ord. 2796-22 § 1)
