17.56.010 Map requirements--Tentative and final--Exceptions.
A. A tentative subdivision map and final subdivision map, as described in Chapter 17.12 of this code, shall be required for all subdivisions creating five or more parcels, five or more condominiums as defined in Section 783 of the Civil Code, or a community apartment project containing five or more parcels, except under the following conditions:
1. The land before division contains less than five acres, each parcel created by the division abuts upon a maintained public street or highway and no dedications or improvements are required; or
2. Each parcel created by the division has a gross area of twenty acres or more and has an approved access to a maintained public street or highway; or
3. The land consists of a parcel or parcels of land having approved access to a public street or highway which comprises part of a tract of land zoned for industrial or commercial development and which has the approval of the board of supervisors as to street alignments and widths; or
4. Each parcel created by the division has a gross area of forty acres or more, or each of which is a quarter-quarter section or larger. Any conveyance of and to a governmental agency, public entity, or public utility shall not be considered a division of land for purposes of computing the number of parcels.
B. All tentative maps which contain the words "vesting tentative map" on the face of the map shall be considered to be vesting tentative maps but shall not be granted time limits beyond what is specified in Section 17.72.010 of this code consistent with Government Code Section 66452.6. 17.56.011 Standard subdivision procedure.
The standard subdivision procedure as set forth in Chapter 17.60 shall be used to accomplish any division of land not excepted by Section 17.56.010. (Ord. 542 §5, 1975).
17.56.020 Map requirements--Tentative and parcel.
A tentative parcel map as described in Section 17.88.100 of this code shall be required for all subdivisions for which a parcel map is required to be filed and recorded. All tentative parcel maps shall be considered to be vesting tentative parcel maps but shall not be granted time limits beyond what is specified in Section 17.88.230 of this code consistent with Government Code Section 66452.6.
