12.06.010 General provisions.
(a) The necessity for preliminary parcel maps, tentative maps, vesting tentative maps, and final maps shall be governed by this chapter. (Ord. 1684 § 2, 1-13-86).
(b) The city of South Gate may require a tentative map, (a vesting tentative map may be used instead) and a final map where a preliminary parcel map and a parcel map are required by this chapter. (Ord. 1684 § 2, 1-13-86).
(c) A map of a condominium project or a community apartment project need not show the buildings or the manner in which the buildings or the air space above the property shown on the map are to be divided. The city of South Gate shall not disapprove a tentative parcel map, parcel map, tentative tract map or tract map of such a project on account of design or location of buildings on the property shown on the map not violative of local ordinances, or on account of the manner in which air space is to be divided in conveying the condominium. Fees and lot design requirements shall be computed and imposed with respect to such maps on the basis of parcels or lots of the surface of the land shown thereon as included in the project. Nothing herein shall be deemed to limit the power of the city of South Gate to regulate the design or location of buildings in such a project by or pursuant to local ordinances.
(d) The city of South Gate shall not approve a parcel map or tract map for a subdivision to be created from the conversion of residential real property into a condominium project or a community apartment project unless it finds both that:
(1) Each of the tenants of the proposed condominium or community apartment house project has been or will be given one hundred twenty days’ written notice of intention to convert prior to termination of tenancy due to the conversion or proposed conversion. The provisions of this subdivision shall not alter or abridge the rights or obligations of the parties in performance of their covenants, including, but not limited to, the provisions of services, payment of rent or the obligations imposed by Sections 1941, 1941.1 and 1941.2 of the Civil Code, state of California.
(2) Each of the tenants of the proposed condominium or community apartment house project has been or will be given notice of an exclusive right to contract for the purchase of their respective units upon the same terms and conditions that such units will be initially offered to the general public or terms more favorable to the tenant. The right shall run for a period of not less than sixty days from the date of issuance of the subdivision public report pursuant to Section 11018.2 of the Business and Professions Code, state of California, unless the tenant gives prior written notice of his intention not to exercise the right.
(3) This section shall not diminish, limit or expand, other than as provided herein, the authority of the city of South Gate to approve or disapprove condominium projects.
(e) Of the maps required by this chapter, only parcel maps and tract maps may be filed for record in the office of the county recorder, county of Los Angeles.

12.06.020 Tentative parcel map.
A tentative parcel map shall be required when:
(a) The division of land creates four or fewer parcels; or
(b) The land before division contains less than five acres, each parcel created by the division abuts upon a maintained public street or highway, and no dedication or improvements are required by the city of South Gate; or
(c) Each parcel created by the division has a gross area of twenty acres or more and has an approved access to a maintained public street or highway; or
(d) The land consists of a parcel or parcels of land having approved access to a public street or highway which comprises part of a tract of land zoned for industrial or commercial development, and which has the approval of the city of South Gate as to street alignments and widths.
The map shall be waived if the proposed division of land complies with the requirements established in Chapter 12.10, Procedure for Waiving the Requirement for Parcel Map.
Notwithstanding subsections a, b, c, and d of Section 12.06.020, the city of South Gate may require a tentative tract map where a tentative parcel map and a parcel map are required by this chapter.

12.06.030 Parcel map.
A parcel map shall be required as set forth in Section 12.06.020. In addition, a parcel map shall conform substantially to the tentative parcel map as approved or subsequently amended by the city of South Gate.

12.06.040 Tentative tract map.
A tentative tract map shall be required for all subdivisions creating five or more parcels, five or more condominiums as defined in Section 783 of the Civil Code, state of California, or a community apartment project containing five or more parcels, except where:
(a) The land before division contains less than five acres, each parcel created by the division fronts upon a maintained public street or highway, and no dedication or improvements are required by the city of South Gate; or
(b) Each parcel created by the division has a gross area of twenty acres or more and has an approved access to a maintained public street or highway; or
(c) The land consists of a parcel or parcels of land having approved access to a public street or highway which comprises part of a tract of land zoned for industrial or commercial development, and which has the approval of the city of South Gate as to street alignments and widths.
Notwithstanding subsections a, b, and c of Section 12.06,040, the city of South Gate may require a tentative tract map where a tentative parcel map and a parcel map are required by this chapter.

12.06.045 Vesting tentative map.
In lieu of a tentative map as same may be required to be filed herein, the applicant may file a vesting tentative map as same is defined in Section 12.04.020.

12.06.050 Final map.
The city of South Gate shall approve such final map that is filed in such form that substantially conforms to the tentative map or vesting tentative map modified and amended to demonstrate the additions, deletions, and conditions imposed by the city.
