18.20.010 Establishment of zoning districts.
The city of Myrtle Creek is hereby divided into the regular and special district classifications (zones) as set forth in MCMC Table 18.20.010. Where the abbreviated designation is used in this title, it has the same meaning as the entire classification. The district regulations of Chapters 18.25 through 18.70 MCMC specify the purpose and intent of the district classifications established by this section.

18.20.020 Special districts.
The special districts set forth in MCMC Table 18.20.010 are each an overlay district which may be combined with any portion of any regular district as appropriate to the purpose of the special district. The regulations of a special district may consist of additional sections of this title and additional standards. These shall be supplementary to the regulations of the underlying zone and, as such, uses and structures in a special district shall conform to the regulations of both the special district and the underlying zone. In the event of a conflict in regulations, the more restrictive shall apply unless otherwise specified. [Ord. 508 § 1.05.1, 1982].
18.20.030 Official zoning map.
Zoning districts established by this title are bounded and defined as shown on the official zoning map of the city of Myrtle Creek, which is hereby made a part of this title. The official map shall bear the signature of the mayor, attested by the city recorder and the seal of the city. Such attest shall identify the map as an integral and essential part of this title. The official zoning map and all available records pertaining to the adoption and subsequent amendments or corrections thereto shall be preserved by the city recorder. [Ord. 508 § 1.06.0, 1982].
18.20.040 Alterations to zoning map.
(1) A change in district boundaries and the addition of further district classifications may be made by the amendment procedure set forth in Chapter 18.180 MCMC. Legislative action to correct errors or omissions in the zoning map may be made by ordinance of the city council.
(2) Whenever alterations to the district boundaries or other matter portrayed on the zoning map have been approved by the city council in accordance with the provisions of this title, such alterations shall be entered on the map within 10 days of the effective date of action and shall indicate the ordinance or resolution number and date of change. It shall be the responsibility of the city recorder to keep the official zoning map up-to-date and current. A copy of the map as it existed on the effective date of the ordinance codified in this title shall be retained for reference. [Ord. 508 § 1.06.1, 1982].
18.20.050 Replacement of zoning map.
In the event the zoning map becomes damaged, destroyed, lost, or difficult to interpret due to a number of amendments, the city council may, by resolution, adopt a new map to supersede the old one. A new map may correct errors or omissions in the prior map, but no such corrections shall have the effect of amending the prior map. The new map shall be identified and attested in the manner described in MCMC 18.20.030 accompanied by the following statement:
This is to certify that this Official Zoning Map supersedes and replaces the Official Zoning Map adopted (date of adoption of map being replaced) as part of Ordinance No. 508 of the city of Myrtle Creek.

18.20.060 Interpretation of district boundaries.
Where an uncertainty exists as to boundaries of districts as shown on the official zoning map, the following rules shall apply:
(1) Boundaries indicated as approximately following the centerlines of streets, highways or alleys shall be construed to follow such centerlines.
(2) Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
(3) Boundaries indicated as approximately following the city limits shall be construed as following such city limits.
(4) Boundaries indicated as following railroad lines shall be construed to be the centerline of the railroad right-of-way.
(5) Boundaries indicated as approximately following the centerlines of streams, rivers, canals, lakes or other bodies of water shall be construed to follow such centerlines.
(6) Distances not specifically indicated on the official zoning map shall be determined by the scale of the map.
(7) Where physical or natural features existing on the ground are at variance with those shown on the official zoning map or other circumstances not covered by subsections (1) through (6) of this section, the planning commission shall interpret the district boundaries.
(8) When a line divides property which is in single ownership at the time of the passage of the ordinance codified in this title, the city council may permit, as a special exception, the extension of the regulations for either portion of the lot not to extend 50 feet beyond the district line into the remaining portion of the lot. 18.20.070 Zoning of annexed areas.
The district classification(s) of zone(s) which implement the land use designation set forth in the Myrtle Creek comprehensive plan future land use and urban growth area map shall be applied to areas hereafter annexed to the city. The procedures set forth in MCMC 18.20.040 shall apply to said zoning map amendment and the ordinance which annexes the area shall specify the district classification(s) in which the properties involved shall be placed. 18.20.080 Resolution of intent.
To supplement, or otherwise coordinate, procedure affecting an annexation and the zoning of annexed areas where the council determines that the public health, safety, welfare and convenience will best be served by a proposed annexation, or any portion thereof, the council may indicate its general approval in principle by the adoption of a “resolution of intent to annex” which specifies the zone in which the properties involved shall be placed, and, in doing so, shall utilize the same procedures set forth for a “resolution of intent to change zone” in MCMC 18.180.060 through 18.180.080.
