MANUFACTURED HOME SUBDIVISION ZONE

18.56.010 Intent.
The MHS zone comprises areas developed or to be developed for placement and occupancy of new manufactured homes that are also designated manufactured homes, and modular homes, on individually owned lots in mobile home subdivisions. Regulations are designed to stabilize and encourage a suitable family environment, and to prohibit all incompatible activities. Certain essential and accessory uses are also permitted under conditions and standards which ensure protection of the character of the zone. 18.56.020 Permitted uses.
In the MHS zone, the following uses shall be permitted:
A. New manufactured homes that are also designated manufactured homes, and modular homes;
B. Recreation areas, facilities and buildings; offices; service buildings and yards; provided, that the primary purpose of any such use shall be service to residents of the subdivision;
C. Home occupations, subject to issuance of a home occupation use permit. (Ord. 974 § 1, 2018: Ord. 624 § 3, 1992; Ord. 394 § 2.32.04, 1981)
18.56.025 Conditional uses.
The following conditional uses may be permitted within the MHS zone through the granting of a conditional use permit:
A. Houses of religious worship including, but not limited to, churches, mosques, synagogues, temples, convents, and related uses;
B. Schools of either a public or private nature. (Ord. 826 § 9, 2005)
18.56.030 Accessory uses.
Accessory uses permitted in the MHS zone shall be as follows:
A. Off-street parking as required in this chapter;
B. One attached cabana or covered patio;
C. One attached or detached storage room with an area less than 150 square feet per dwelling unit. (Ord. 722 § 121, 1998; Ord. 624 § 4, 1992; Ord. 394 § 2.32.06, 1981)
18.56.040 Building site area.
Every dwelling unit hereafter located or altered in an MHS zone shall be located on a lot with a minimum lot area of not less than 6,000 square feet with a minimum frontage of 50 feet on a public street or highway. Fifty percent of the area of each site must be maintained as open space free from buildings or structures.
A. Front Yards. There shall be a front yard minimum depth of 25 feet;
B. Rear Yard. There shall be a rear yard minimum depth of 10 feet;
C. Side Yard. There shall be a side yard of not less than five feet in width on either interior side lot line and a side yard of not less than 10 feet in width on the opposite interior side lot line;
D. Corner Lot – Interior Side Yard. The minimum side yard on the street side of a corner lot shall be the same as the minimum front yard, the interior side yard of a corner lot shall be not less than five feet in width. (Ord. 624 § 6, 1992; Ord. 394 § 2.32.08, 1981)
18.56.050 Height limit.
No building shall exceed a height of 35 feet. (Ord. 624 § 6, 1992)
18.56.060 Off-street parking.
Two covered and enclosed off-street parking spaces per residence shall be provided. All parking areas and driveway approaches which lead onto a street shall be paved. Parking for other uses shall be governed by Chapter 18.74 DPMC. (Ord. 722 § 122, 1998; Ord. 624 § 7, 1992)
