OPEN SPACE DISTRICT

25.55.010 Purpose.
The purpose of this district is to recognize those lands which are not intended to be developed due to the presence of wetlands, wetland buffers, steep slopes and other sensitive areas and their buffers as provided in Chapter 25.105 DMC, and recognize lands designated for parks, greenbelts, open space and tree preservation areas and regional storm drainage detention areas in addition to open space and landscape areas as mutually agreed to by the property owner and city. In addition, some open spaces are intended to preserve historic and Native American cultural sites. A network of trails is intended to link open spaces with one another and with other community facilities. (Ord. 02-707 § 1)
25.55.020 Permitted uses.
(1) Nature preserves.
(2) Historic and cultural preserves.
(3) Interpretative markers for the study and interpretation of natural, historic, and cultural resources.
(4) Uses permitted by the sensitive areas Chapter 25.105 DMC.
(5) Passive recreation when in a park, greenbelt, open space or tree preservation area.
(6) Active recreation when in a park or part of a trail.
(7) Utilities and utility structures and buildings when in a park, greenbelt, landscape area or regional detention facility. (Ord. 02-707 § 1)
25.55.030 Conditional uses.
Utilities, underground or above-ground except as provided for in DMC 25.55.020. (Ord. 02-707 § 1)
25.55.040 Site plan approval.
Site plan approval is required for all development projects and shall be processed with a Type II procedure. Conditional uses shall be processed with a Type III procedure. Processes for all procedures are as set forth in DMC 25.175.010. (Ord. 03-736 § 6; Ord. 02-707 § 1)
