R Rural Residential District

17.36.010 Purpose.
The purpose of the rural residential or R district is to provide suitable area for the continuation of rural activities by protecting these lands from encroaching urban development. (Ord. 1366 (part), 1995).
17.36.020 Permitted uses.
Permitted uses in the R district are as follows:
(1) Single-family dwellings;
(2) Mobile/manufactured housing in conformity with Section 17.08.375(2);
(3) Adult family homes;
(4) Farming activities;
(5) Haycutting;
(6) Plant nurseries;
(7) Gardening;
(8) Orchards; or
(9) Firewood storage for personal consumption. (Ord. 1366 (part), 1995).
17.36.030 Conditional uses.
Conditional uses in the R district are as follows:
(1) Two-family dwellings;
(2) Multiple-family dwellings (up to four units);
(3) Guesthouse and caretaker's single-family dwelling, incidental to a permitted use;
(4) Residential care facilities;
(5) Churches and community centers;
(6) Retail sale of products grown on premises;
(7) Kennels and stables;
(8) Firewood storage except for personal consumption;
(9) Outdoor storage of contractor's equipment;
(10) Bed and breakfast inns in compliance with the provisions of Section 17.44.035;
(11) Parks and playgrounds;
(12) Privately owned schools;
(13) Publicly owned facility;
(14) Publicly owned schools;
(15) Veterinary facility;
(16) Cemetery;
(17) Golf course including clubhouse;
(18) Home occupation. (Ord. 1366 (part), 1995).
17.36.040 Special conditions.
Special conditions in the R district are as follows:
(1) Animals shall be permitted are as follows:
(A) Horses, ponies, mules and cows, provided there is twenty thousand square feet of land for each animal;
(B) Sheep, goats, pigs and similar animals, provided there is ten thousand square feet of land for each animal;
(C) Gnawing animals such as rabbits, guinea pigs, chinchillas, and nutria; and fowl such as chickens, ducks and geese incidental to the premises, provided such animals are within suitable enclosures at least ten feet from and behind the on-site dwelling and no closer than twenty-five feet from any off-site dwelling.
(D) Other animals as provided for under Section 17.44.025.
(2) Structures, pens and grazing areas shall be kept in a clean and sanitary condition as determined by the health department and no structures, feeding areas, nor manure piles for larger animals shall be permitted within fifty feet of any dwelling. (Ord. 1366 (part), 1995).
17.36.050 Lot, yard and density requirements.
Lot, yard and density requirements in the R district are as follows:
(1) Minimum lot size: ten thousand square feet;
(2) Maximum density: one dwelling per ten thousand square feet;
(3) Minimum front yard: twenty-five feet;
(4) Minimum rear yard: thirty feet;
(5) Minimum side yard: fifteen feet. (Ord. 1366 (part), 1995).
17.36.060 Sign limitations.
Permitted signs in the R district are as follows:
(1) Indirectly lighted or unlighted residential nameplate not exceeding two square feet in total area; and
(2) Appurtenant signs which may be indirectly lighted or unlighted and not exceeding thirty-two square feet in area. (Ord. 1366 (part), 1995).
17.36.070 Parking requirements.
There are no parking requirements in the R district. (Ord. 1366 (part), 1995).
