17.40.020 Street abutment – Private lane easement.
Every lot shall abut on a public street by a minimum width of 25 feet, or shall have access to a public street by a private lane easement as provided in Chapter 17.36 NPMC. (Ord. 191 § 6(e)(2), 1967).
17.40.030 Setback requirements.
Existing structures shall meet all the setback requirements of NPMC Title 18 with respect to all new property lines. (Ord. 191 § 6(e)(3), 1967).
17.40.040 Building site.
Each plattable or buildable lot in single-family residential zones shall have at least one building site. The building site shall be defined as bounded on one side by the “100-foot front building setback line,” or, in the case of a lot in the R-7.2 zone, an “80-foot front building setback line.” This building site shall contain, minimally, 2,000 square feet of a rectangular shape of not less than 20 feet in the lesser width. The maximum average slope within the building site, excluding drainage ditches or other minor surface irregularities, shall not exceed 25 percent. In the case of an irregularly shaped lot where a front building setback line of the required length for the zone is not possible, the front building setback line shall be a line 40 feet distant from the rear yard setback line and parallel to the front yard setback line. Compliance with this section may be waived by the hearing examiner if an acceptable, specifically engineered design by a registered civil engineer for the support of the proposed structure is filed and approved by the city engineer.
