RESIDENTIAL ONE DISTRICT (R-1)

18.16.010 Intent.

The intent of the R-1 district is to provide an appropriately classified area exclusively for single-family residences. This district may be used in newly platted areas or future annexations. (Ord. 660 § 7.01, 1985)

18.16.020 Uses allowed outright.

In the R-1 district the following uses and their accessory uses and structures are allowed outright:

A. Single-family dwellings;

B. Residential planned unit developments;

C. Day care centers (family);

D. Home occupations as permitted by Chapter 18.68 OMC;

18.16.030 Uses allowed by conditional use permit.

In the R-1 district the following uses and their accessory structures and uses are allowed by conditional use permit issued in accordance with Chapter 18.92 OMC:

A. Repealed by Ord. 885;

B. Parks and playgrounds;

C. Public installations needed to serve residential areas. (Ord. 885 § 3, 1999; Ord. 660 § 7.03, 1985)

18.16.040 General standards.

Chapters 18.56 through 18.84 OMC, inclusive, list general standards that apply to uses and structures within this district. (Ord. 660 § 7.04, 1985)

18.16.050 Exceptions.

Residential planned unit developments are to be single-family only. No multifamily dwellings are allowed in the R-1 district. (Ord. 660 § 7.05, 1985)
