Chapter 18.15
“A” (AGRIBUSINESS) DISTRICT

18.15.040 Development standards.
18.15.010 Purpose.
The purpose of this district is to designate land best suited for commercial or industrial agricultural businesses and to preserve land best suited for eventual urban development. (Ord. 2210 § 1, 2001: Ord. 1917 § 1 (part), 1997).
18.15.020 Permitted uses.
The following are the only uses permitted in agribusiness districts:
A. Agriculture, except for dairying, poultry raising, livestock, and labor camps located on the property requiring migrant laborers and their families; floriculture; horticulture; roadside stands for agricultural products (18.60.100); retail and wholesale nurseries; landscape gardening sales and service; vineyards; wineries; wine manufacturing; and tasting rooms;
B. Single-family buildings, family day care homes (18.60.190); residential uses in commercial buildings provided commercial uses are on street front;
C. Accessory uses and structures related to a permitted use;
D. Manufactured homes in accord with Section 18.60.220;
E. Riding academies and stables (18.60.090); public and private golf courses; animal feed establishments, kennels, veterinarians;
F. Agricultural processing plants, warehouses and cooling houses; manufacture of food product additives such as leavenings, flavoring extracts and preservatives;
G. Wholesale or retail sale, service and rental of farm implements and heavy machinery; wholesale businesses, storage and distribution; machine shops sales and service; welding sales and service;
H. Home occupations (18.75.060);
I. Truck wash and steam cleaning; and
J. Microbrewery manufacture and sales. (Ord. 2210 § 2, 2001: Ord. 1917 § 1 (part), 1997).
18.15.030 Additional uses.
The following uses require approval of a permit in accord with Chapter 18.75:
A. Public and quasi-public uses (18.75.050);
B. Nursery school and day care centers (18.60.060 and 18.75.050);
C. On-site hazardous waste treatment and storage facilities when accessory to a permitted use, except residential and subject to state siting criteria (18.75.050);
D. Bed and breakfast operations (18.06.010 and 18.60.240); and
E. Dairying; poultry raising; livestock; and labor camps for migrant laborers and their families located on the property which requires migrant laborers. (Ord. 2210 § 3, 2001: Ord. 1917 § 1 (part), 1997).
18.15.040 Development standards.
Development standards for agribusiness (A) districts are as follows:
A. Minimum lot area: five acres.
B. Minimum setbacks: street frontage, side and rear, twenty feet.
C. Minimum lot width: two hundred feet.
D. Maximum building height: fifty feet. Structures higher than fifty feet require approval of a permit in accord with Section 18.75.050.
E. Sewage disposal must comply with requirements of the Benton-Franklin District Health Department.
F. Off-Street Parking. Residential: two spaces per dwelling unit; other uses: as stated in Chapter 18.63.
G. Site Review. Site review, in accord with Chapter 18.75, is required for each new or expanded use dealing with public, commercial or industrial uses. (Ord. 1917 § 1 (part), 1997).
