MANUFACTURED HOME AND MOBILE HOME (MHP) PARK ZONING OVERLAY

18.63.030 Establishment of boundaries.
18.63.010 Purpose.
The purpose of this zone overlay is to preserve and encourage manufactured home and mobile home park (MHP) preservation. The MHP overlay is intended to retain sufficient land for mobile and manufactured homes in Sequim. (Ord. 2024-041 § 2 (Exh. A))
18.63.020 Applicability.
A. The regulations specified within this chapter shall apply to the use of land within the MHP zoning overlay.
B. Should the provisions of this chapter conflict with any other provision of the SMC, except the critical areas ordinance, shoreline master program, International Building Code, or stormwater regulations, the provisions of this chapter shall apply.
C. Expansion of a MHP zoning overlay boundary or incorporation of a new MHP into the overlay shall be required upon the development of a new MHP through the rezone procedure in Chapter 18.88 SMC, Amending the Zoning Ordinance and the Comprehensive Plan, when amendments to the comprehensive plan are required. 18.63.030 Establishment of boundaries.
The MHP zoning overlay is shown in the city’s official zoning map. (Ord. 2024-041 § 2 (Exh. A))
18.63.040 Nonconforming uses.
Manufactured and mobile home parks established prior to the effective date of the ordinance codified in this chapter, and inconsistent with standards in Chapter 18.62 SMC are legal nonconforming uses. (Ord. 2024-041 § 2 (Exh. A))
18.63.050 Permitted uses.
Permitted uses, administratively conditionally permitted uses, and conditionally permitted uses in the MHP overlay are governed by Chapter 18.62 SMC. (Ord. 2024-041 § 2 (Exh. A))
