BOUNDARY LINE ADJUSTMENTS

17.15.010 Requirements for a complete application.

An applicant for a boundary line adjustment shall submit the following:

(1) Map – Scale. Five paper copies of a map at a scale of not less than one inch equal to 100 feet which depicts the existing property configuration, including all lot line dimensions.

(2) Mylar Map. A mylar map which depicts the proposed property configuration, including all lot line dimensions and existing improvements.

(3) Legal Description. Five paper copies of a legal description of the existing property configuration and proposed property configuration, prepared by a licensed professional land surveyor.

(4) Application. Five paper copies of a completed application form, as described in the consolidated application process. (Ord. 291 § 1(18.25.010), 2000)

17.15.020 Type of application.

A boundary line adjustment is an administrative decision, made by the administrator. The application shall be processed as set forth in the consolidated application process. (Ord. 291 § 1(18.25.020), 2000)

17.15.030 Criteria for approval.

The administrator shall approve an application for a boundary line adjustment if it is determined that:

(1) Additional Lot or Division. No additional lot, tract, parcel, site or division will be created by the proposed adjustment.

(2) Insufficient Area and Dimensions. No lot is created or modified which contains insufficient area and dimensions to meet the minimum requirements of the zone in which the affected lots are situated.

(3) Drainage. No lot is created or modified which does not have adequate drainage, water supply and sanitary sewage disposal, and access for vehicles, utilities and fire protection, and no existing easement in favor of the public is rendered impractical to serve its purpose.

(4) Consistent with Zoning Regulations. The boundary line adjustment is consistent with the applicable provisions of SMC Title 18.

(5) Straight Line. The adjusted boundary line shall run in a straight line over its entire length except when natural boundaries or existing rights-of-way preclude such as straight line. (Ord. 291 § 1(18.25.030), 2000)

17.15.040 Recording.

The applicant shall be responsible for recording the boundary line adjustment with the King County auditor. (Ord. 291 § 1(18.25.040), 2000)
