18.40.010 Purposes.

(1) Light Industrial (LI). The intention of this district is to provide suitable areas for a variety of industrial uses including manufacturing, wholesale trade and distribution activities. The industries locating in this district can be characterized as clean and generally compatible with surrounding commercial uses. The light industrial districts are intended to contain uses that will not generate excessive noise, pollution, vibration, smoke, dust, gas, fumes, odors, radiation and other nuisance characteristics. Certain commercial activities having an open storage characteristic, or which are most appropriately located as neighbors of industrial uses, are also included as permitted uses in this district. Light industrial districts are only intended to be located in areas with relatively level topography, adequate water and sewerage facilities, and access to arterial streets and highways. Such uses do not necessarily require air, rail and water transportation.

(2) Heavy Industrial District (HI). The heavy industrial district is intended to provide suitable areas for manufacturing, assembling, fabrication and processing, bulk handling, storage, warehousing and trucking. The uses associated with this district may generate significant levels of truck traffic, noise, pollution, vibration, dust, gas, fumes, odors and radiation and create fire or explosion hazards or other objectionable conditions. Uses within this district may require rail and water transportation. Conditional uses permitted in this district are primarily those known to create a severe safety hazard or to be a major producer of air pollution, thus being subject to state and/or federal environmental statutes. 18.40.020 Uses.

Permitted, conditional and prohibited uses and their associated permitting processes are listed in Table 18.40-1. If a use is not listed, it is understood to be prohibited.

18.40.030 Dimensional, landscaping and buffer requirements.

18.40.040 Commercial/industrial (C/I) nodes.

Uses listed in convenience commercial (CV) zone shall be permitted in the LI and HI zones, subject to the following criteria:

(1) The total size of a commercial/industrial node shall not exceed five acres.

(2) There shall be no more than one of each use type represented in each commercial/industrial node.

(3) Commercial/industrial nodes shall not be located within a one-half-mile radius of any other commercial/industrial node or vacant, useable and available commercial land. (Ord. 1520 § 1, 2005; Ord. 1496 § 1, 2004; Ord. 1437 § 1, 2002; Ord. 1264 § 1, 1997)
