GENERAL BUSINESS DISTRICT (GB)

18.35.030 Development standards.
18.35.010 Purpose.
The purpose of the general business (GB) district is to provide for commercial activities, but limited to those which will not cause a detriment to the health, safety and welfare of the surrounding neighborhood. [Ord. 834, 2022; Ord. 419 Ch. 5 § 7, 1976. 1996 Code § 7-54. Formerly 18.45.010.]
18.35.020 Permitted uses.
(a) Uses Not Requiring a Special Use Permit.
(1) Retail stores;
(2) Financial institutions;
(3) Professional services;
(4) Churches;
(5) Restaurants;
(6) Bars;
(7) Liquor stores;
(8) Breweries and wineries;
(9) Bed and breakfast establishments;
(10) Hotels and motels;
(11) Schools;
(12) Community buildings;
(13) Parks, playgrounds, and community gardens;
(14) Government facilities;
(15) Indoor community recreation and entertainment;
(16) Repealed by Ord. 848;
(17) Similar uses to those above, which conform to the purpose of this district, as defined in WMC 18.35.010.
(b) Uses Requiring a Special Use Permit.
(1) Vehicle repair shops and auto body shops;
(2) Motorized vehicle sales;
(3) Commercial uses declared by the building inspector and planner to be not in conformance with the purpose of this district due to peculiar circumstances;
(4) Steel storage containers commonly known as “Conex” containers;
(5) Dwellings, which the special use permit shall be retained by the structure until such time the dwelling portion is reverted to a business, or the dwelling portion becomes uninhabitable for two years. [Ord. 848 §§ 2, 4, 2024; Ord. 834, 2022; Ord. 820 § 5, 2018. Formerly 18.45.020.]
18.35.030 Development standards.
(a) Minimum lot area shall be 10,000 square feet.
(b) Maximum height shall be subject to fire protection capabilities.
(c) Setback Requirements.
(1) Any building constructed or any addition made to any existing building located on Blocks 59, 60, 61, 62, 66, 67, 68, 77, 78, 79, E 1/2 of 84, 85 and E 1/2 of 86 in the town shall be constructed so that the building or addition is in line with any adjacent building and an equal distance from the property line as any adjacent building.
(2) Construction in any other general business district in the town shall conform to the following requirements:
(a) Front yard: 10 feet (3.0 meters) if required parking is provided by the developer at the side and rear yards.
(b) Side yard: 25 feet (7.6 meters) from residential property lines when abutting a residential zone; 15 feet when abutting any nonresidential district, and five feet where abutting an alley.
(c) Rear yard: 25 feet (7.6 meters) from residential property lines when abutting a residential zone; 15 feet when abutting any nonresidential district, and five feet where abutting an alley.

18.35.040 Site plans.
A site plan shall be submitted to the building inspector in order to obtain a building permit. A site plan may be required for review by the planning commission, at its discretion.
