ARTICLE 2. TENTATIVE MAP

§8030 TENTATIVE MAP REQUIRED

Any subdivider desiring to lay out for the purpose of sale of recordation any subdivision of land in the City shall:

A.    File one original and three (3) copies of a tentative map with the City Engineer; and

B.    Pay a filing fee to the City Engineer as established by resolution of the City Council.

C.    Minor subdivisions as hereinafter defined (§8300) are not subject to the filing of a tentative map. (Ord. 533, §§2.1, 2.11 and 2.12, adopted 1958 as repealed by Ord. 682, §§3, 4 and 5, adopted 1976)

§8031 INFORMATION TO BE FURNISHED ON OR WITH THE TENTATIVE MAP

The tentative map submitted by the subdivider shall be submitted on sheets eighteen inches by twenty six inches (18" x 26") in size and must be drawn sufficiently large to clearly show the details of the plan and be drawn to a scale not smaller than fifty feet to the inch (50’ = 1") The map shall have been prepared by a registered civil engineer or a licensed land surveyor. Each map shall contain as a minimum the following data:

A.    The track number and name or designation.

B.    A sufficient legal description of the land as to define the boundaries of the proposed tract.

C.    The name and address of the record owner, the subdivider and the engineer or land surveyor preparing the map.

D.    The location, names and existing widths of all adjacent highways, streets and alleys, and all existing permanent buildings in the area to be subdivided, and the location and names, if any, of all existing permanent or intermittent watercourses.

E.    The tract number or names of adjacent subdivisions or property owners.

F.    The existing sewers, culverts, water mains, gas mains and power lines within or immediately adjacent to the tract, with the pipe sizes, grades and locations indicated.

G.    Contours with intervals of two feet (2’) where the slope of natural ground is one percent (1%) or less; five feet (5’) where the slope is greater than one percent (1%) but less than five percent (5%); ten feet (10’) where the slope is greater than five percent (5%) but less than ten percent (10%); and twenty five feet (25’) intervals where the natural slope is ten percent (10%) and greater.

H.    The widths and approximate grades of all proposed highways, streets and ways within such proposed subdivision.

I.    The location and width of all proposed easements for drainage and public utility purposes.

J.    The approximate lot layout and approximate dimensions of each lot.

K.    The approximate radius of all curves.

L.    The tentative size and location of sewer mains.

M.    The tentative size and location of gas mains.

N.    The tentative size and location of water mains and fire hydrants.

O.    The location of street signs.

P.    The tentative location of electric utility pole lines, guy easements and street lights.

Q.    A typical cross-section of street showing sidewalks, curb, gutter and the type of paving and base to be used. (Ord. 533, §§2.2, 2.21-2.38, adopted 1958)

§8032 APPROVAL OF TENTATIVE MAP

Within thirty (30) calendar days following the submission of the tentative map, the City Engineer shall submit one copy to the Planning Commission, together with his recommendation. The Planning Commission shall examine the map and make any investigation necessary and shall then forward the map to the City Council within ten (10) days following its review, together with their recommendations. The City Council shall examine such map and the recommendations of the City Engineer and the Planning Commission and shall act within fifteen (15) days to approve or disapprove such tentative map. If disapproved, the Council shall notify the subdivider of its reasons for not granting approval. (Ord. 533, §2.4, adopted 1958; amd. by Ord. 682, §6, adopted 1976)
