§8040 DESIGN STANDARDS AND PRINCIPLES

The basic principles for establishing design standards and other requirements for streets and other improvements within any subdivision shall be of the topography of the land and the density of development in terms of the proposed number of dwellings to be served by the improvements necessary. Subdivisions shall be evaluated on the basis of the classifications established in this Article. (Ord. 533, §31.1, adopted 1958)

§8041 TYPE I SUBDIVISIONS

Type I subdivisions shall be construed as being residential use subdivisions constructed on a natural ground of average gradient less than fifteen percent (15%) and having lots with areas of from six thousand to ten thousand (6,000 – 10,000) square feet. §8042 TYPE II SUBDIVISIONS

Type II subdivisions shall be construed as being residential use subdivisions constructed on natural ground of fifteen percent (15%) or more but less than forty percent (40%) average gradient and having lot sizes from seven thousand to ten thousand (7,000 – 10,000) square feet. §8043 TYPE III SUBDIVISIONS

Type III subdivisions shall be construed as being residential use subdivisions constructed on natural ground of fifteen percent (15%) or more but less than forty percent (40%) average gradient and having at least eighty percent (80%) of the lots with area ten thousand (10,000) or more square feet but less than twenty thousand (20,000) square feet. §8044 TYPE IV SUBDIVISIONS

Type IV subdivisions shall be construed as being residential use subdivisions constructed on natural ground having a gradient of fifteen percent (15%) or greater and having eighty percent (80%) or more of all the lots in the subdivision with an area of twenty thousand (20,000) square feet or more but less than one acre and the average of all lots being at least twenty thousand (20,000) square feet. §8045 TYPE V SUBDIVISIONS

Type V subdivisions shall be construed as being residential use subdivisions constructed on natural ground having a gradient of fifteen percent (15%) or more and having eighty percent (80%) or more of all lots containing an area of one acre or more, and the average area of all lots in the subdivision being one acre or more. §8046 TYPE VI SUBDIVISIONS

Type VI subdivisions shall be construed as being subdivisions which are not designed or intended for residential use as defined in this Chapter. (Ord. 561, §2, adopted 1964)
