Chapter 18.44
INDUSTRIAL ONE DISTRICT (I-1)

18.44.010 Intent.
The intent of the I-1 district is to provide an area for those industrial and commercial uses that do not produce significant noise, air pollution, odor or have other obnoxious features and tend to be consumer oriented. (Ord. 660 § 14.01, 1985)
18.44.020 Uses allowed outright.
In the I-1 district the following uses and their accessory uses and structures are allowed outright:
A. Agricultural production of crops;
B. Auto service stations;
C. Churches; provided, that the establishment or likelihood of such a use shall not further restrict the uses for which the intent of the district has been established;
D. Day care centers (family);
E. Eating and drinking establishments;
F. Feed and animal supply stores;
G. Hazardous waste treatment and storage facility, on-site;
H. Lumber yards and building supply outlets;
I. Machinery and heavy equipment dealerships and repair;
J. Meat lockers;
K. Micro processing/manufacturing establishments as permitted by Chapter 18.66 OMC;
L. Nurseries and greenhouses;
M. Produce and fruit markets;

18.44.030 Uses allowed by conditional use permit.
In the I-1 district the following uses and their accessory uses and structures are allowed by conditional use permit issued in accordance with Chapter 18.92 OMC:
A. Bulk petroleum sales and storage;
B. Commercial parking facilities;
C. Drive-in movie theaters;
D. Hazardous waste treatment and storage facility, off-site;
E. Kennels and boarding establishments;
F. Laboratories;
G. Nonpolluting manufacturing establishments;
H. Nonpolluting product assembling facilities;
I. Office parks;
J. Public utilities and facilities;
K. Storage facilities;
L. Warehouses;

18.44.040 General standards.
Chapters 18.56 through 18.84 OMC, inclusive, list general standards that apply to uses and accessory uses and structures within this district. (Ord. 660 § 14.04, 1985)
18.44.050 Exceptions.
A. Bulk petroleum sales and storage facilities, noted in OMC 18.44.030(A), must be placed underground.
B. Congregate living facilities and dormitories are permitted the same as the primary use of the property if directly accessory thereto. (Ord. 1188 § 2(E), 2018; Ord. 660 § 14.05, 1985)
