R-2 TWO DWELLING UNITS RESIDENTIAL DISTRICT

16-16-010 R-2 two dwelling unit residential district established.
The R-2 two dwelling unit residential district is established to permit the development of two-unit-dwellings units in traditional single dwelling unit neighborhoods. The intent of this district is to provide suitable residential environment for families living in townhouses and duplexes. Open space and buffering will be required by all low density multi-dwelling units so as not to detract from the adjacent single dwelling unit residential areas. Any multi-dwelling building must be in keeping with the quality and character of unit neighborhood or it will be prohibited. (Ord. 2286 § 8.0, 1982)
16-16-020 Permitted principal uses.
Permitted principal uses in the R-2 district are as follows:
Duplexes, two dwelling unit
Single detached dwelling units

Awnings Barbecue equipment
Bath houses
Canopies
Carports
Domestic pets
Fallout shelters
Fences as permitted in Chapter 16-68

Gardens
Home occupation as permitted in Chapter 16-76
Parking (off-street) as permitted in Chapter 16-72
Playhouses
Recreation equipment
Seasonal and temporary uses as permitted in Chapter 16-80
Signs as permitted in Chapter 16-64
Statuary
Storage sheds, floor area not to exceed one hundred (100) square feet
Swimming pools as permitted in Chapter 16-68
Trellises

16-16-040 Permitted special uses.
In the R-2 district, the following uses are conditional on the approval by the plan commission and the city council. See Sections 16-04-310 through 16-04370 of this code for further information.
A. Churches and related religious institutions;
B. Governmental facilities including, but not limited to, the following uses:
1. Fire stations,
2. Police stations,
3. Recreation centers,
4. Schools,
C. Planned unit developments as permitted in Chapter 16-56;
D. Hospices for persons with contagious diseases;

16-16-060 Site, structure and bulk requirements for accessory uses.
Site, structure and bulk requirements for accessory uses in the R-2 district are as follows:

B. No accessory building or structure shall be located within ten feet of a principal building, nor shall it be located within five feet of another accessory building or structure.
C. No accessory building or structure shall be closer to any street adjoining a zoning lot that is the principal building on the same lot.
D. No accessory building or structure shall exceed the height of the principal building on the lot, nor in any case shall any building accessory to a residence exceed fifteen (15) feet in height. (Ord. 2286 § 8.5, 1982)
